Restrictive Covenant Instructions
Several neighbors have asked how to obtain the restrictive covenants for their section of the neighborhood. Wake County has scanned copies of these documents available online. It's a time-consuming process to get the document, but it can be done.

1. First, make sure your browser has Java enabled.

2. Go to http://web.archive.org/web/20040901222109/http://web.co.wake.nc.us/rdeeds/

3. When the page comes up, there will be a vertical list of links on the left side of the page. You can select either of the first two, "BOOKS SERVER 1" and "BOOKS SERVER 2". If you don't see those links, then you need to enable Java and reload the page.

4. After selecting BOOKS SERVER 1 (or 2), you'll be directed to the Register of Deeds' online records search form.

5. You can leave all the fields with their default values except for the following:

Document Type: PROTV COVNTS
or ALL DOCUMENTS (includes other document types, including maps)

Grantor: SUMMERFIELD NORTH (or SAGEWOOD, etc.)
Grantor Type: BOTH
Grantee Type: BOTH

6. Hit the Search button and the site will give you a list of documents available for retrieval. Click on the "[X]" next to any document name to view that document. This is where a high-speed connection is useful, as the document display is a slow java application that renders the stored image of the document. Also, you may be asked to grant permission to load a Java reader module on your PC--this reader must be loaded to view any of the documents.
